In 1874, a Pennsylvania legislature passed an act that allowed for the formation and incorporation of title insurance companies.
Before this, the buyer in a real estate transaction bore the sole responsibility of confirming land title validity. An error could easily cost them their property.
On March 28, 1879, the first title insurance company was incorporated by Joshua Morris, a conveyancer in Philadelphia, and his colleagues. Thanks to the formation of title insurance companies, we can today make confident and quick real estate purchases without fear of errors destroying our investment or invalidating our ownership.
